1. FREE PROPERTY VALUATION

You will need an accurate and expert market valuation to sell your property for the best price and in the shortest amount of time. We carry out thorough valuations in and around London and Northamptonshire to give you the most detailed and up to date property prices in your area.

2. INSTRUCTING A SOLICITOR

Finding an experienced solicitor is vital in making a successful sale. The job of your Solicitor is to ensure that your property is sold at ease and with no hidden agendas.  Your Solicitor will run various checks such as whether the selling of your property will be affected by any local council plans, built on dangerous land or that it is a listed building. Your solicitors will also ensure that the transfer documents and final searches are done, the money has been transferred and the keys handed over.

Due to our teams network, we can recommend a solicitor if you should so require.

3. PRESENTING YOUR PROPERTY

We all know the time old saying that first impressions count and it’s no different when selling your home! Presentation is key! When presenting your property we advise for you to try and imagine seeing it for the first time. Clearing away any clutter will make rooms appear larger and opening your blinds or curtains will create space for the maximum amount of light to enter your property.

Where needed, our team will take photographs and write up floor plans along with a compressive property description all in one visit.

4. MARKETING YOUR PROPERTY

Marketing is key in making sure the right people see your property’s availability.  Finding the right tenant means exposing your property as much as possible. When choosing SDP Real Estates you will benefit from our Marketing Package which includes, website appearances, email and text notifications and online media portals such as Rightmove, Zoopla and OnTheMarket.

5. VIEWINGS

We understand viewings can be nerve wracking, which is why a member of our dedicated agents will be happy to either accompany you on viewing days or cover for you entirely.

The majority of our buyers are available on weekends and Bank Holidays, so we ensure to have a team readily available 7 days a week.

6. THE OFFER

Once you’ve received an offer you’ll receive a call and a copy of the offer in writing. At this point we’ll double check the buyer’s ability to proceed along with any requirements they may have. Usually you’ll receive multiple offers and it’s your choice who to sell your property too!

When choosing a buyer, there are a few factors you need to consider; price, mortgage guarantee, first-time buyers, buy-to-let buyers, investors, cash buyers and buyers between homes.

7. OFFER AGREED

Once you’ve chosen a buyer and you’re happy to proceed, we will prepare A Memorandum of Sale, write to all parties to confirm the agreed price and finally, ask you to confirm your solicitors’ details.

Your solicitor will then draft a contract to the buyer’s solicitor who will then carry out the preliminary enquiries. Dates will then be set for the survey of your property, exchange of contracts and a proposed date for completion.

8. EXCHANGE OF CONTRACTS

Exchange of contracts occurs when the following have been confirmed and agreed:

  • Preliminary enquires following receipt of draft contract.
  • Evidence of a good title.
  • Specific issues highlighted in the lease, if applicable.
  • Fixtures and fittings to be included in the sale.
  • The buyer’s mortgage offer.

Both parties will then sign the contract and the deposit (usually 10% of the purchase price) will be transferred or paid in the form of a banker’s draft by the buyer’s solicitor to your solicitor. The completion date is then set by mutual agreement.

9. COMPLETION

Completion is when the residual monies (usually 90%) are transferred from the buyer’s solicitor to your solicitor’s account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
